Buyers in Florida Getting
 
Florida is seeing an invasion of the young, keen to cash in on superlative building techniques and some fine investment opportunities - Catherine Moyes of the Financial Times wrote in May 2004.(This article paints an interesting overall picture although there are certain aspects which I feel err towards those proverbial  rose coloured specs!)

Like a GM plant on steroids, the Florida golf course is today the Sunshine state's crop; beautiful but somehow suspect. Every day a staggering 1,100 people relocate to Florida, drawn as much by developments with excellent leisure facilities as year round sunshine. these new Floridians are not the very elderly trailing oxygen tanks, they are affluent young professionals. Florida is booming and European investors are snapping up a good part of the action.

Three key factors are attracting them, the first being favourable exchange rates. Although Florida property prices are rising sharply, the weak dollar means, in real terms, they are falling for European purchasers.

The next attraction is a healthy rental market, which depends a house can earn you a nice income when you are not there. (Depending on the location and the house.) Little wonder then that, according to Travelex, the foreign exchange company, about 18,000 Britons will buy homes in the USA, predominantly in Florida, this year, a rise of 50 per cent over 2003. British investors are getting younger.

The final element drawing British investors to buy property in Florida is the superb standard of developments. Although rental returns are a priority, these properties are for holidaying in. With rising migration rates fuelling an exploitable property boom -  the trend looks set to continue.
