Golf Options More and more golfers are being attracted to the Gulf coast of Florida for golfing breaks and returning to purchase golf course properties. The combination of year round sunshine with mild winters, an enormous diversity in the types of courses - many winning world wide accolades, excellent organisation, value for money  particularly at the present time with the low dollar are all playing a part in the popularity of these properties. However the key reason cited for many golfers is being able to play unlimited golf and benefit from the property as a proven source of investment.   Florida is the number one destination for many of the American baby boom generation now thinking of retirement. As a result demand for the area is huge and growing - with prices in some favoured areas such as Sarasota and Naples climbing by 35% a year. In many ways these areas are enjoying the boom conditions the Mediterranean experienced over the past decade, however in Florida the boom is beginning.   A golf villa overlooking the course can be the ideal seasonal retreat. From the golfers perspective the golf resort property is a great concept, there are always golfing partners available, just check out the club house. Florida leads the nation with over 620 golf courses, California lagging miles behind with 216 courses. Quality courses in Florida are pristine with manicured greens and wide open fairways, offering a challenge for all levels of player - plus the weather is great all year round! Green fees are generally competitive, costs will vary depending upon the type of course - equity membership allows the greatest flexibility but at a cost - there are private and public courses.   The range of Golf resort courses varies enormously; some will appeal to the dedicated golfer as the ultimate retreat offering a challenging course plus wide a range of facilities for the long suffering golf widow. I have identified a number of courses, resorts and developments in Sarasota, Venice, Naples and Orlando offering the best of all worlds. Golf Resorts can include all the favoured activities fitness suites, tennis, canoeing. You can relax by the pool or take a course of health spa treatment. Clubhouses provide a wide range of eating, drinking and dining experiences, with special events and themed evenings offering formal or informal venues.   It is useful to know that some prestige developments are in the middle of nowhere and some large newer ones are likely to be a construction site for years to come, as the area develops. Other locations offer excellent developments near at hand for all facilities including theatres, shopping, walks, beaches etc. Two excellent and attractive resort developments are located in Venice and Naples. They offer a good range of facilities and have the added bonus of an on site rental office if you want to maximize rental income when not in use.   There are however. key points to be aware off when looking for a property suitable as a golf investment - there is a significant diversity in the types of fee structure for these property - some offer packages which can include equity golf membership - these are very popular and at times these types of property can be quite hard to come across. Others offer truly superb facilities and ease of access but the association costs can really add up, so one has to be on their guard. Some are public -- in season, about $55+ per person to play Some are private -- $1,300-1,800 a year -- plus a "cart fee" to play Some are private -- from $3,000 to $45,000 to join, + $5,000 a year to play but they have limited memberships and sometimes 36 holes.
